Tenants Frequently Asked Questions

Some FAQs that may help you, please call the office if you need any further advice.
  • Do I need a guarantor?

    You may be required to provide a guarantor to support your application if your income or employment does not meet the industry standard. We will offer you guidance in advane of any viewing. 

  • Do I need a deposit?

    The majority of landlords do require a returnable deposit but this would be capped at not more than 5 weeks rent. It will be protected by a Government approved scheme to ensure it is returned to you in a prompt and fair manner.

  • Do you have out of hours emergency service?

    We provide a free of charge courtesy service for emergencies.

  • Do you charge a fee for finding me a flat/house?

    We do not charge any application fees or any fees associated with renewing your tenancy.

  • How are repairs done?

    We encourage prompt reporting of all maintenance items to our office. In most cases, your report will be actioned within 24 hours.

  • How do I arrange a viewing?

    We would be delighted to arrange an appointment by telephone with you. You may be asked to confirm your appointment on the actual day.


  • Who will show me the property?

    A viewing agent from the Intercity Accommodation team will meet you at the property and the persons name will be provided to you in advance.


  • Do I have to insure my possessions?

    The owners building and contents are insured but the choice to insure your possessions is for you and we strongly advise it. 

  • How do I pay the rent?

    Normally by standing order from your bank account into ours, paid monthly to arrive into our account no later than the first day of each month.

  • What references do I need?

    Generally, proof of ID, proof of income or the ability to pay the rent for the contract period, sight of recent bank statements and current landlords reference.

  • I want to move out before the end of my tenancy?

    On an Assured Shorthold Tenancy Agreement, you're legally bound until the end of your tenancy period. We understand that the unexpected can happen and we will assist you with any discussions with your Landlord.


  • Can my parents pay for my rent?

    Anyone can pay rent on your behalf. However, the legal responsibility lies with you.

  • What happens if I fall into arrears?

    It is important that you notify our office at the earliest opportunity so that we can endevour to communicate any issues to your Landlord and hopefully arrive at a mutually acceptable agreement.
