There are 3 stages to renting one of our properties:

1. View

View the property for suitability, you will be advised of the costs when you view.


2. Register

Register your interest with our office and if you are sure you want to apply we ask for a returnable deposit or bond. This amount will be approximately 25 - 30% greater than one months rent of the property you choose. Intercity Accommodation charges a once-only administration fee if a property is applied for. This amount will depend on the rent figure required by the landlord. We will declare in writing at the time of viewing how much the administration fee will be without obligation. We will advise applicants of all our fees prior to viewing if they enquire. This administration fee and is charged only once regardless of how long you reside at the property.


3. Finally

Finally, after all required references are supplied, we will write a tenancy agreement between you and the owner of your property and issue keys. One months rent (paid in advance for the month of occupancy) is charged at this time.


Our Terms and Conditions and all our charges are fully explained prior to you signing the tenancy.


For LHA (Local Housing Allowance) applicants:



We do consider DSS applicants but a willing and able guarantor must be offered.
The guarantor must be a UK homeowner, and/or be in full time work and be fully aware of the commitment to pay the rent it the money fails to arrive from the local authority for any reason. How, depending upon the applicants circumstances, the need for a guarantor may be waived.
The deposit is usually 25 - 30% greater than one months rent of the property applied for. However, the deposit/bond may be altered lower depending upon market conditions. We do not accept local authority bonds. We will agree a payment plan to allow you to build up your bond to the total amount advised when you viewed the property.
There is a one-off charge equivalent to one weeks rent payable to Intercity to undertake the tenancy agreement between the tenant and the landlord.

Finding a property

The first step is to view our current availability via the links to the left. It is wise to start looking about a month before you wish to move, as the paperwork can take up to five working days to ensure accuracy of the final tenancy agreement. Our tenancies are granted for a minimum term of 6 months, 12 month tenancies are common and can be offered if requested. Tenancies will be renewed if all parties are in agreement.

All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety

All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Viewings will be arranged at times to suit you and Intercity, some evening and saturday morning viewings may be possible, please enquire. You will be accompanied by a member of staff from Intercity who can give advice and answer any questions you may have.



A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. 

Reserving the property
Once you have decided on a property, you will need to reserve it by paying a 'holding deposit' (aka 'reservation deposit'), usually equivalent to two weeks' rent or thereabouts. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded less our admin fee. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

We usually charge the equivilant of one weeks rent to cover administration and referencing costs. This figure is for the whole property and not individual charges but can vary depending upon the property.

As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.
