There are 3 stages to renting one of our properties:

Register

Register your interest with our office, discuss your circumstances with us and arrange an appointment to view the property.




View & Apply

View the property for suitability. We will discuss with you the likely reference requirements, the availability dates, the deposit payable, rent payment, tenancy terms and any requirements that you may have.

If the above is agreed, we would encourage you to submit an application and pay a holding deposit of 1 weeks rent

Finally

Provide the agreed documents, pay any remaining deposit, collect your keys and move in!


Important information:

We will consider prospective tenants who are not in full time permanent employment or from those who are in receipt of Local Housing Allowance and Universal Credit. Such applications must be supported by a willing and financially secure guarantor.

The guarantor must be of sufficient financial means and may also be required to be a UK homeowner. 

The returnable deposit is not more than 5 weeks rent and is fully protected  by a Government approved scheme (The Dispute Service). 

There are no application fees for you to pay.

Responsibilities/Looking after your property
The Landlord is responsible for repairs and maintenance issues including leaks, heating, water etc. For the Landlord or Property Management to react quickly, the issue needs to be reported promptly. 

As a Tenant however you have responsibilities to your Landlord and to your neighbours to maintain the general standard of the property and adhere to the rules set out in your tenancy agreement. Intercity Accommodation will provide you with an inventory to ensure the quality of your furniture & decorations are maintained for as long as possible. Routine inspections are undertaken by our dedicated team to ensure the property is well looked after during the tenancy.

Maintenance including changing light bulbs, disposing of rubbish and keeping the property ventilated lies with you as the tenant, other responsibilities include:

Minor repairs and maintenance
Responding to letters to carry out annual gas checks.  
Gardening
Keeping walls free of BluTac and similar products
Ensuring flooring and carpets are free from damage  
Disposing of rubbish responsibly
Using correct cleaning materials to ensure no damage to surfaces
Descaling shower heads regularly
Property security
Maintaining washing machines and tumble dryers
Ventilation and condensation
Defrost fridge and freezer regularly

Available 24/7 for repairs or problems
Our office is open 9am - 5pm Monday - Friday to report any problems. Out side of these hours, we offer an out of hours emergency text service.

Accreditation
You will have peace of mind dealing with a firm which agrees to defined standards of customer service, together with the necessary insurances to protect clients’ money and a customer complaints procedure offering independent redress. We are members of Client Money Protection, the National Approved Letting Scheme (NALS), Safe Agent and The Property Redress Scheme (formally the Property Ombudsman). We also hold Professional Indemnity Insurance.
